It goes practically without saying how important it is to have a thorough and well researched marketing plan in place if one is expecting to make a sale within a short amount of time.  Tough market conditions make this a lot more difficult but it usually helps to seek out motivated sellers to make the whole process just a little easier.

Sellers are perhaps the most important component of a real estate transaction but if that person falls under the category of a “motivated seller”, there’s a good chance the sale will have better prospects of going through.  Regardless of whether or not they’re motivated or not, motivation is not the definitive factor in achieving a successful sale or closing.

Most people can figure out what constitutes a motivated seller but for the unaware, a motivated seller is a home or property owner who is enthusiastic about getting their home or property sold and therefore are also attempting to close a deal in the quickest amount of time possible.  If they align themselves with a realtor with a history of quick sales and original marketing ideas that adapt to existing market trends, these motivated sellers can usually expect to find a buyer very quickly.

Despite this possibility of selling in half the time, it’s important for motivated sellers to be aware that while proper pricing and effective marketing go a long way, real estate market trends show that there is a very real potential of the sale taking longer than expected and sellers must therefore be prepared to accept this and plan accordingly.

Even before that however, these same motivated sellers should employ those standard practices real estate experts recommend before they start advertising their property like finding a realtor who knows about the property being sold, doing comparable sales research, and perhaps doing a little property upkeep and staging.
