Everyone knows that the buying and selling process begins with doing extensive research before developing a marketing plan and among this research it’s important to have a good idea of what the average asking or selling price of a property in a certain neighborhood is.  Most people recognize this as comparable sales while realtors tend to refer to it by its shorthand name: real estate “comps”.  So how does one find these comps?

It may necessitate having to physically go there but courthouses in many states already have information on real estate comps which is readily available to almost anyone.   Some states also provide newspaper listings with comparable sales information so it’s really a matter of just taking the time to look…assuming these services are offered in one’s state in the first place.

The tried and true and among the most effective methods is to use the breadth and accessibility of the internet and World Wide Web.  Many real estate websites offer free real estate comps information or for a small fee.  This means there is no need to visit courthouses or check newspapers but it also means that there is no guarantee this information will be current.

Don’t forget there is also the MLS itself which can be very powerful when used by realtors who have access to its extensive listings information.  Chances are there is less possibility of outdated information than using websites.

Finally, among the best ways to ensure the most up to date information is to take the do it yourself approach and research as well as focus on specific neighborhoods.  This practically guarantees having the latest information on sales while being able to obtain the best deals and minimizing the buying and selling process.
